What do we do before we even think about putting our home on the market? When it comes to selling your house, presentation is everything. The first step is to view your home through the eyes of potential buyers.

  • Remove personal items that might distract.
  • Declutter to make spaces feel larger and more inviting.
  • Consider renting a storage unit for those extra items.
  • Empty out the garage of items you don't need, bigger is better.

Your home should stand out in the market all year round. If you want top dollar, both the interior and outdoor areas need to shine. Being an agent I go a step further and stage our home for photos and video from my own stock, then when we are having a viewing I will stage it again so it looks show home ready, its a bit of extra work but it has definately been proven to make a difference.

Mowing the lawn, weeding the garden, washing the windows and giving the outside a general tidy up is important, we always restain the cladding before going to market because I can honestly tell buyers it won't need doing for at least another 3 years.

Because our houses are new builds and usually less than 3 years old we have a registered valuation done, or if they are a reno we do the same thing. I know the value that has been added but with a valuation document I can confidently tell buyers what the property is worth and back it up, therefore making the Rateable Value and estimated values online irrelevant. It costs to have a registered valuation but we look at it as an investment, the sale price you achieve far outweighs the price you pay. Money that other agencies would make you spend on the same marketing we supply for nothing can be spent where it actually matters, the presentation of your home or a valuation because you have added value.
